Appraisal vs. an agent's CMA in a divorce
Plain-language answers from Sam Ung, Utah Certified Residential Appraiser.
A real estate agent may offer a free comparative market analysis (CMA). It can be a useful ballpark, but it isn't the same thing as an appraisal.
Who prepares it
A CMA is prepared by an agent, often hoping to earn the listing. An appraisal is prepared by a state-certified appraiser who is paid the same regardless of the value.
Standards
Appraisals follow USPAP, the national appraisal standards, and show the comparable sales and reasoning in a signed report. CMAs have no required standard.
Which one to use
If the value is going to be relied on by the other side, a mediator or a court, attorneys commonly ask for an appraisal. Ask your attorney what your case needs.
Quick answers
Is a CMA the same as an appraisal?
No. A CMA is an agent's price opinion; an appraisal is a signed report from a state-certified appraiser following USPAP.
Will a court accept a CMA in a Utah divorce?
That's for your attorney to advise. Many attorneys prefer a formal appraisal when value is disputed.
