When a marriage ends, the house is often the largest shared asset, and both sides need a number they can trust. A divorce appraisal gives you an independent opinion of market value from a Utah certified residential appraiser, not an estimate from an agent hoping to list the home.
Why an independent appraisal matters
Attorneys, mediators and judges generally expect a formal appraisal report rather than an online estimate or a broker's CMA. Sam Ung has no stake in the outcome. He inspects the property, studies comparable sales in your neighborhood, and documents how he reached the value so it can be reviewed by both parties.
Current or past date
Some cases need today's value; others need the value as of a separation or filing date. Sam can value the home as of that past date. Just tell us the date your attorney needs.
What you receive
A signed PDF report with photos, comparable sales, and the reasoning behind the value, ready to share with your attorney or mediator. If both spouses agree to one appraiser, Sam can work with either party to schedule access.
Where we work
Saratoga Springs, Lehi, Eagle Mountain, American Fork, Orem, Provo and the rest of Utah County, plus Salt Lake, Davis and Tooele counties.
Sam does not give legal advice; talk with your attorney about how the appraisal will be used in your case.
