Do I need a home appraisal in a Utah divorce?
Plain-language answers from Sam Ung, Utah Certified Residential Appraiser.
If you and your spouse own a home, someone has to decide what it is worth before it can be divided, sold or bought out. A home appraisal is an independent, written opinion of market value from a state-certified appraiser.
When people usually get one
When one spouse wants to keep the house, when the two of you disagree on value, when an attorney or mediator asks for one, or when you simply want a number you can both see the reasoning behind.
When you might not
If you are selling the home on the open market and splitting the proceeds, the sale price may settle the question. Your attorney or mediator can tell you whether your case needs a formal appraisal.
What it involves
Sam inspects the home (usually under an hour), researches comparable sales nearby, and delivers a signed PDF report. Most homes are $500; homes over 5,000 sq ft are $600; rush is +$100.
